New PropTech platform aims to streamline Property Mgt in Nigeria

Nigeria’s real estate sector, one of the country’s largest economic drivers, has long been hampered by inefficiencies, fragmented communication, and a lack of transparency. Industry analysts estimate that these shortcomings cost property owners, managers, and tenants billions of naira each year through lost revenue, delayed maintenance, and costly legal disputes.

For decades, property professionals have operated in a largely manual environment. Many landlords and managers still rely on spreadsheets, text messages, and paper records to track rent payments and manage maintenance. A typical day for a property manager often involves switching between WhatsApp chats for tenant complaints, Excel files for rent records, and stacks of physical agreements stored in file cabinets. The result is a slow, error-prone process that makes oversight difficult and contributes to mistrust among all parties.

“The problem isn’t just inefficiency—it’s a fundamental lack of trust,” explained Adekunle Alabi, a Lagos-based real estate analyst. “Landlords often suspect that managers aren’t being transparent with finances, and tenants doubt that their issues will be addressed. The system depends too much on manual effort and too little on accountability.”

When maintenance requests are lost in crowded inboxes or rent receipts are misplaced, small administrative lapses can quickly escalate. Delays in fixing minor issues frequently lead to property damage, while missing documentation can derail legal proceedings. According to property law experts, many eviction and rent-related cases fail in court simply because of incomplete or inaccessible records.

In response to these challenges, a new Nigerian-developed platform, Our Property NG, has entered the market as a unified digital solution. The software serves as a central hub for landlords, tenants, agents, and legal practitioners, allowing all communication, payments, and maintenance records to exist within one secure system.

The platform’s key focus is on automation and transparency. Rent invoices and service charge notices are generated and sent automatically, with tenants receiving reminders before due dates. Payments can be made directly through integrated gateways, and every transaction is instantly logged. Both landlords and property managers can view detailed financial summaries in real time, helping to eliminate confusion and prevent revenue loss.

A dedicated maintenance module allows tenants to file repair requests with attached photos, which are converted into digital service tickets. Facility managers can assign these tickets to vendors, monitor progress, and record expenses, while landlords maintain full visibility over the process. Preventive maintenance schedules can also be managed within the system, helping to preserve property value.

All communication—rent notices, inspection alerts, and lease renewals—is automatically archived, creating time-stamped digital records that cannot be altered. This feature, legal professionals say, could significantly reduce disputes over missed notices or contested payments. “In most property cases, establishing facts like payment dates or notice delivery takes weeks,” said Barrister Tunde Bakare, a Lagos property lawyer. “A digital record of every transaction and message changes that completely.”

For property managers and estate surveyors, automation allows greater efficiency and scalability. Tasks that previously limited a manager to overseeing a few dozen properties can now be handled for hundreds, while maintaining consistent service quality. The system’s centralized dashboard enables better coordination among teams and provides landlords with a transparent view of operations.

Landlords, in turn, gain confidence and real-time access to information. A dedicated portal provides data on occupancy, income, expenses, and pending maintenance tasks, giving owners full visibility over their investments.

Industry observers say the rise of Our Property NG reflects a broader shift toward digital transformation in Nigeria’s property market, mirroring earlier developments in financial technology. With growing urbanization and increasing demand for professional property management, PropTech solutions are expected to play a crucial role in improving accountability, efficiency, and investor confidence across the sector.

As one of the first platforms developed specifically for Nigeria’s real estate ecosystem, Our Property NG represents a step toward modernizing an industry that has long operated on outdated systems, offering property professionals the digital infrastructure needed to manage growth more effectively.
